Advantages

There are, of course, some definite advantages of  purchasing a brand-new home or condo, as opposed to an existing or older home:

1. One example is that brand new homes are one of the easiest ways for first time home buyers to get onto the property ladder and start generating substantial equity over those first few years.

Pride inherent in being the first owner of a brand new home or condo, which is an expression of your decisions on community location, options, decorating, style and landscaping.

3. You don't have to worry about replacing old carpeting and counter tops as well as aging appliances and roofs. You select the floor plan, appliances, window treatment and flooring.

4. Today's brand new homes and condos are being wired to take full advantage of the latest communication, security, home office and entertainment technologies.

5. New homes often sell at higher resale values then older homes and carry better warranties. Builders today are subject to more stringent disclosure standards than existing home sellers.

6. New homes are safer then older homes. They feature better wiring systems and have to adhere to today's stricter building codes and standards.

7. New homes are healthier because asbestos, lead and other hazardous materials have been eliminated from home building products.

8. New homes are more energy efficient. Due to better windows, more efficient heating and cooling equipment, better control of air infiltration and greater use of insulation, new homes are twice as energy efficient as homes built prior to 1980.

9. Existing and or older homes are more expensive to maintain and require additional maintenance and upkeep versus a brand new home or condominium.

10. Brand New homes and condos are less expensive to maintain than older homes. A new home can be operated for 20-30% less than a home built in the 60s or 70s.

On of the biggest advantages is that buyers in new home communities make friends quickly. Unlike established neighborhoods, where cliques and long-standing friendships may already exist, new homeowners share something unique. This can create a strong and long lasting bond.
